estate
investment
has
made
a
lot
of

wealthy
over
the

Even
though
real
estate
has
made
a
lot
of
billionaires,
it
has
driven
many
to
bankruptcy.
The
difference
between
the
two
groups
is
knowledge.
Those
who
had
gone
in
to
this
with
knowledge
and
knowhow,
have
fared
out,
and
those
who
jumped
in
to
it
unprepared have lost their shirts.

are
two
types
of
play
in
real
estate
investing.
You
can
buy
and
sell
properties,
which
is
called
flipping,
or
buy
and
rent.
Both
of
these
require
some
expertise
and
skill.

you
have
them,
then
great,
let's
get

work.
If
you
do
not
have
them,
perhaps
wait
until
you
can
acquire
them
or
find
someone
who
does
and
partner
with
them.
Flipping Properties
There
are
plenty
of
properties
in
the
market
that
could
be
ideal
for
someone
with
construction
and
renovation
skills
and
expertise
to
make
money
with.
I

properties
that
require
a
little
TLC
to
be
attractive,
properties
that require gut and rehab, and everything in between.
The
condition
of
many
of
these
properties
make
them
less
fundable
through
normal
mortgage
route,
and
even
if
it
was
mortgage
ready,
it
would
be
at
a
lower
price
level.

some

in
the

or
doing
them

and
managing
your
investment
property
over
time.
This
is
not
an
easy
task.

do
yourself
a
favor
and
talk
to
someone
who
has
and
lead
the
ins
and
outs
and
ups
and
downs
of
dealing with tenants.
